What is Cijenko, and why do we track property prices?
Cijenko tracks asking prices for property listings in Croatia and records how those listings change over time. The goal is to give you more context than the price shown today.
When you open a property listing, you see what the seller currently wants. You often cannot see how that price has changed since you started following the property. Cijenko records the changes it observes during its own tracking.
How does it work?
We track publicly available listings and record the asking price when we observe it. If that price changes, we show the change in the listing's price history. You can browse properties by county and type, find listings with price reductions, and open the original listing for more information.
A new listing means we recorded it for the first time. It does not necessarily mean the property first appeared on the market that day. Similarly, a listing disappearing does not prove the property was sold. Listings can be removed for several reasons.
What can the prices tell us?
We track asking prices, not final sale prices. A price reduction shows that the advertised price changed. It does not tell us what a buyer ultimately paid.
Our data also depends on which listings we have been able to track. Cijenko's listing count is therefore not a complete count of every property on the Croatian market. In our reports, we state the period covered and distinguish what we observed from what we infer.
What will we publish?
Every Monday, we plan to publish a report on the previous week. We will cover how many listings we recorded for the first time, where most of them appeared, how many changed price, and where the largest reductions occurred. When the data shows an interesting pattern, we will explain it with a chart and describe its limits.
